If you’ve had your pavers sealed before, you’ve probably noticed the color doesn’t stay rich forever. In the Phoenix area, the short answer is that most driveways and patios need resealing every 2 to 3 years. The real answer depends on where the pavers are, how much sun they get and how they’re used.
Why sealer wears faster in the Valley
Sealer is a protective layer, and like paint on a car, it breaks down under UV. Arizona gets more direct sun than most of the country, and paver surfaces regularly pass 140°F in summer. Add monsoon downpours, hard water from sprinklers and the occasional dust storm, and sealer simply works harder here than it would in a milder climate.
Five signs your pavers are due
- Water no longer beads. Sprinkle some water on the surface. If it darkens the paver and soaks in quickly, the protection is gone.
- Color looks flat or chalky. Reds fade to pink and browns go gray once UV reaches the paver itself.
- Joint sand is washing out. Empty joints after a storm mean the sand isn’t locked in any more.
- Weeds and ant hills in the joints. Loose, open joints give them an easy way in.
- Stains soak in. If a drink or oil drip leaves a mark that won’t rinse off, the surface is absorbing again.
What shortens or stretches the timeline
Full sun, south- or west-facing areas fade fastest. Pool decks deal with chlorinated splash and bare feet, so they often need attention sooner. Driveways take tire scuffing and oil. On the other side, covered patios and shaded walkways can go longer between coats.
The sealer itself matters too. A good-quality product applied to clean, dry pavers in the right number of coats lasts much longer than a quick spray-on job over dirt.
Maintenance reseal vs. starting over
If you reseal before the old coat has completely failed, it’s usually a lighter job: a clean, a joint touch-up and a fresh coat. Wait too long and you may be looking at heavier cleaning, more sand, or even stripping old sealer that has gone cloudy or started peeling.
The bottom line
Plan on resealing every 2 to 3 years, check your pavers each spring before the summer heat, and don’t wait for them to look completely washed out.
